Garden rooms in Bromley

A local team for garden rooms across Bromley

Bromley is where many of our heated garden studios and hybrid-working garden offices have gone up, mostly for families who need a proper room to work, create or unwind in without giving up space in the house.

Gardens across the borough vary a lot, from long, established plots in Beckenham, Shortlands and Bickley to tighter gardens in Penge and around Bromley town centre. That's why we never sell a fixed-size building: every design starts with a visit to your garden, where we look at its shape, slope, access and light, then draw a room that fits.

We're based in SE7, about half an hour's drive away, so we visit Bromley gardens in person, often more than once, at no charge. It also means we're close by for the two years of free aftercare that come with every build.

We build garden offices, garden rooms and garden studios here, all to the same insulated standard, and you deal with the same small team from first visit to aftercare. We also build across Greenwich and the rest of South-East London.

Planning in Bromley

Do you need planning permission in Bromley?

Most rooms need no application

Most garden rooms are permitted development: single storey, no more than 2.5m tall within 2m of a boundary, and not covering more than half the garden. We design to these limits unless you'd rather apply for something bigger.

Bromley has 40+ conservation areas

Including Chislehurst, parts of Petts Wood, Beckenham and Park Langley. In a conservation area a room to the side of the house needs permission, and some streets have extra local controls. We check your address before designing anything.

Building regulations

Rooms under 15m², or under 30m² sited at least a metre from the boundary, normally don't need building regulations approval, as long as there's no sleeping accommodation. If yours does, we'll handle it.

The full rules, with what changes for flats, listed buildings and designated land, are in our garden room planning permission guide.

FAQ

Garden rooms in Bromley: your questions

Do I need planning permission for a garden room in Bromley?

Usually not. Most garden rooms fall under permitted development, the national rules that apply in Bromley as everywhere else. It changes if your home is a flat or listed building, sits in one of Bromley's conservation areas, or has had its permitted development rights removed. We check this at the first visit and prepare any application for you. See our planning permission guide.

How much does a garden room cost in Bromley?

The same as anywhere else we work: around £1,650 per square metre, with a minimum project charge of £14,500, so a 12m² room is about £19,800. Every quote is itemised and free. See our pricing guide for more sizes.

Do you charge for site visits in Bromley?

No. We're a short drive away in SE7, so we visit your garden in person, more than once if needed, without adding it to the price.

Can you build in a Bromley garden with no side access?

Yes. Plenty of Bromley terraces and semis have no side gate, or only a narrow one. We plan the build around the access you have, as standard.

How long does a garden room take to build?

Most projects take 8–10 weeks from the start of construction, depending on size and finish. You get a specific timeline once the design is agreed.
