Garden rooms in Greenwich

Garden rooms from a team based in the borough

Greenwich is home. Our base is in Charlton, SE7, so a site visit anywhere in the borough is quick to arrange, and we're never far away when your aftercare visits come round.

The borough's gardens are as varied as its streets: Victorian terraces in Charlton and Greenwich, larger plots around Blackheath, Eltham and Shooters Hill, and newer homes in Kidbrooke and Woolwich. We never sell a fixed-size building. Every room starts with a visit to your garden, then a design drawn around its shape, slope, access and light.

Being local matters after the build too. Every room comes with two years of free aftercare, including a check every six months, and from SE7 we can usually be with you the same week if anything needs a look.

We build garden offices, garden rooms and garden studios here, all to the same insulated standard, and you deal with the same small team from first visit to aftercare. We also build across Bromley and the rest of South-East London.

Planning in Greenwich

Do you need planning permission in Greenwich?

Most rooms need no application

Most garden rooms are permitted development: single storey, no more than 2.5m tall within 2m of a boundary, and not covering more than half the garden. We design to these limits unless you'd rather apply for something bigger.

Greenwich has 23 conservation areas

Including Blackheath, Charlton Village, West Greenwich and Eltham, and several have extra controls known as Article 4 directions. In a conservation area a room to the side of the house needs permission, so we check your address first.

The World Heritage Site

Homes inside the Maritime Greenwich World Heritage Site are on designated land, where side outbuildings need permission and buildings more than 20m from the house are limited to 10m² in total. It only affects a small area around Greenwich Park.

The full rules, with what changes for flats, listed buildings and designated land, are in our garden room planning permission guide.

FAQ

Garden rooms in Greenwich: your questions

Do I need planning permission for a garden room in Greenwich?

Usually not. Most garden rooms are permitted development. It changes if your home is a flat or listed building, sits in one of Greenwich's conservation areas or the World Heritage Site, or is covered by an Article 4 direction. We check this at the first visit and prepare any application for you. See our planning permission guide.

How much does a garden room cost in Greenwich?

Around £1,650 per square metre, with a minimum project charge of £14,500, so a 15m² room is about £24,750. Every quote is itemised and free. See our pricing guide for more sizes.

Where are you based?

In Charlton, SE7, in the Royal Borough of Greenwich. We're a small, family-run team, and the people who visit your garden are the people who build your room.

Can you build in a terraced garden with no side access?

Yes. Many Greenwich and Charlton terraces have no side access at all. We plan the build around the access you have, as standard.

How long does a garden room take to build?

Most projects take 8–10 weeks from the start of construction, depending on size and finish. You get a specific timeline once the design is agreed.
